Real estate in Turkey is expensive for those who don't know the market — not just financially, but in terms of risk. Prices are opaque. Processes are complex. Most parties in a transaction have their own interests to protect.

Agents want the deal to close. Developers want to maximise the sale price. Contractors want to bill more. And you — the buyer — are left trying to figure out who to trust, often from a distance, often without speaking the language, often without knowing what questions to ask.

This is the gap I work in. I research, analyse, and report — independently. I have no commission relationship with any agent, developer, or contractor. My only income comes from the client I am working for.

No stake
in the sale.

In Turkey, the concept of a buyer's agent — someone who represents only the buyer, with no stake in the sale — is almost entirely absent. Most agents and advisors earn their fee from the transaction itself. This creates a structural conflict of interest that is rarely discussed.

When I am hired, I am hired by you. I am paid by you. My analysis reflects what I find — not what anyone wants me to find.

If a property has problems, I say so. The report goes to you, not to the seller.

If a price is not justified by the market, I say so. I have no incentive to make the deal look better than it is.

If a contractor's quote is inflated, I say so. I source multiple quotes and compare them — independently.

I do not earn more if you buy more. My position is fixed: on your side.

Architecture, valuation,
and the right questions.

My work sits at the intersection of architecture, market analysis, and process advisory. I start by understanding what you actually need before recommending anything — a practice shaped by an ICF coaching background as much as by technical training.

An architecture degree gives me the ability to read buildings and assess construction quality. An SPK Real Estate Valuation licence means I have formal training in how property is priced, what data matters, and how to document it. This combination is uncommon in Turkish real estate — and it shapes how I approach every project.

I have worked across different countries and time zones. I am comfortable operating in cross-border contexts and managing the information gap that comes with them.

Geography Based in İzmir. Site visits available across Turkey — Istanbul, Antalya, the Aegean coast, and major resort regions are all within my working geography.
